Designing For Excellence: Creating Human-Centered Medical Tenant Spaces

The design of medical tenant spaces involves far more than simply choosing a floor plan and picking finishes. A well-designed space can enhance each patient’s healing journey, streamline operations, and reinforce a medical practice’s brand identity. This is where working with a dedicated healthcare architect can have a transformative effect for healthcare organizations.

In our previous articles, we explored how healthcare architects help landlords and owners maximize ROI in medical office buildings (MOBs) and how medical spec suites drive profitability. In this article, we will explore how JDJ Architects’ design process for medical tenants within MOBs complements the firm’s landlord-focused architectural services while helping individual outpatient medical practices to create the optimal experience for patients and staff. By working closely with our medical practice clients, JDJ crafts environments that are not only aesthetically pleasing but also highly efficient and human-centered.

We will explain our approach using a case study project completed for the Weil Foot and Ankle Institute, a 54-year-old podiatry practice that relocated to a spacious new headquarters. Their goal was to create a state of- the-art facility that enhances both patient comfort and employee satisfaction – key considerations for any medical tenant.

Case Study: A New Era For Weil Foot And Ankle Institute

For the Weil Foot and Ankle Institute (WFAI), moving into a 23,000-square-foot headquarters presented an opportunity to redefine their practice with a contemporary, patient-focused design.

The facility was envisioned as a center of excellence, incorporating cutting-edge features to support both medical professionals and patients.

Key Planning & Process Considerations

1. Understanding the Patient Population to Enhance the Patient Experience

Medical office design must be tailored to the needs of the patients and staff it serves. A well-designed space can reduce stress, improve accessibility, and promote healing. Studies show that factors such as natural lighting, calming colors, and comfortable waiting areas contribute to positive patient experiences and even improved health outcomes.

For the WFAI project, JDJ worked closely with Dr. Weil, doctors, and staff, using extensive walk-throughs of the existing facility and leading in-depth conversations to understand the areas in need of a better patient and staff experience. The existing space was outdated and lacking light exposure. The client was eager to adopt a more contemporary look in line with other outstanding clinics they had seen around the country.

As a result of this process, JDJ selected a serene palette of whites and grays, accented with copper and bronze for warmth. Contemporary pendant lighting and slatted wood supports frame the reception desk, subtly accented with soft lighting. A gracefully curved transition from wood-look resilient flooring to carpet enhances the welcoming atmosphere.

Large windows and beautiful views provided the “wow” factor for the main clinic space on the first floor, and creative design enabled views from all common areas, with privacy where required.

The reception area includes comfortable seating, a coffee bar, and an adjoining retail shop where patients can browse products such as shoes, oils, lotions, braces, nail polishes, and more. This space fosters relaxation and convenience for patients, reinforcing a sense of care and supporting well-being from the moment they walk in.

A podiatric clinic focuses on the diagnosis, treatment, and prevention of foot and ankle disorders, necessitating a design approach that integrates safety, accessibility, comfort, and clinical efficiency.


2. Optimizing the Clinic’s Workflow for Efficiency

Understanding a specialty medical clinic’s operations and workflow is essential for creating an experience that works optimally for both patients and staff. Efficient clinic workflows lead to reduced wait-times, smoother patient flow, and a better working environment for staff. Thoughtful design ensures that exam rooms, administrative areas, and common spaces are placed strategically to minimize bottlenecks. Ultimately, good design enhances both patient safety and staff morale, equally important for overall effectiveness in delivery of care.

In our work with WFAI, we first worked together with the client to understand the program and how the clinic operates on a daily basis. From this, we assembled a space plan that highlighted how each space functions, each group works, and the adjacencies that would allow all spaces and activities to align efficiently.

As a result of this process, we were able to implement one central nursing station in the new clinic, reducing unnecessary nursing stations and conserving critical space for other functions such as doctors’ offices, storage, and imaging spaces. We maximized daylight exposure, including within exam rooms, a major improvement over the existing facility. The old space was not easy to navigate – corridors were not optimally sized for people with mobility challenges. Our design provided expanded corridors and streamlined circulation for these patients, drastically improving the daily functioning of the new clinic.

3. Promoting a Strong Identity through Integrated Branding Elements

Evidence shows that effective branding in healthcare environments directly influences both patient satisfaction and loyalty. Patients should feel a connection to the brand from the moment they enter the space. Visual elements, color schemes, and architectural choices all play a role in promoting the organization’s values and identity, reinforcing brand recognition and trust.

To help apply WFAI’s brand standards in the new space, JDJ commissioned a muralist to create an art piece displaying WFAI’s values, with bronze-accented text enhancing the visual impact. We also worked to create a coherent visual identity throughout the facility. On the fourth floor, where administrative functions are housed, our design incorporates the practice’s traditional gray and burgundy tones, and floor-to-ceiling windows flood the space with natural light, reinforcing a visually appealing atmosphere that is a clear representation of the WFAI brand.

Human-Centered Design For All Medical Practice Types

Regardless of practice type – whether podiatry or pediatrics - the design of medical tenant spaces always requires a thoughtful and human-centered approach. A well-planned, user-focused environment enhances the patient and staff experience, streamlines workflow, and reinforces a practice’s brand.
